Hayward Market Update January 2022

Hayward is seeing almost a $100k price increase year over year. Homes are selling quickly and the inventory is at a record low. The buyer demand has not slowed down and we are still seeing homes selling over list price and with multiple offers. The market in Hayward is heavily in favor of sellers.

Homes for sales are a rarity. The amount of listed homes are down 27% year over year. But that has not deterred buyers from wanting to by a home. According to ShowingTime Montlhy Index there are more showing now then there were last year even with less homes to show!

On average homes in California have increase $119,000! Forbearance numbers have finally dropped below 1 million. Freddie Mac, Frannie Mae, MBA and NAR all project rates to rise this year up to 4%. Foreclosures are coming but not as much as we think.
